At Baiss Designs, we believe everyone deserves a home that reflects their aspirations and supports a fulfilling life. This belief drives our work in Specialist Disability Accommodation (SDA) under the National Disability Insurance Scheme (NDIS). More than just buildings, we design custom environments that promote independence, comfort, and a strong sense of belonging.
We reject the one-size-fits-all approach. For individuals with extreme functional impairment or very high support needs, an SDA home must be tailored to enhance their quality of life. That’s why we collaborate closely with NDIS participants, families, and support coordinators to understand each person’s unique requirements and long-term goals.
Our design process transforms these needs into thoughtful architectural solutions. Features include optimised layouts for accessibility, assistive technology integration, sensory-sensitive design, and personalised aesthetics. We also future-proof homes, allowing them to adapt to changing needs and evolving technologies. The result is housing that not only meets but exceeds SDA Design Standards. Baiss Designs brings both professional expertise and deep empathy to every project. Our team understands SDA categories, NDIS funding, and regulatory compliance, ensuring a smooth, precise delivery. Just as importantly, we listen—with respect for lived experience—creating spaces that elevate dignity, privacy, and choice.
We’re more than designers—we’re partners, guiding clients from concept to completion. Through open, honest collaboration, we build more than homes—we build confidence, connection, and opportunity for those who need it most.
As of December 2024, Australia had 24,522 SDA-funded NDIS participants, with New South Wales leading at 7,822—2,900 of whom are still seeking suitable housing. Sydney faces critical SDA shortages in areas like Fairfield, Bankstown, and Hurstville. There’s growing demand for smaller, individualised homes (1–2 residents), yet many vacancies remain in older group homes. While High Physical Support dwellings are common, more Fully Accessible options are needed. With SDA demand projected to reach 27,022 by 2027 and 29,742 by 2032, ongoing investment is essential to align supply with participant needs and replace outdated accommodation stock.
For us, as an architecture design firm, this data underscores the critical need for thoughtful, participant-centred design in Sydney’s SDA market. We are committed to contributing to a future where every NDIS participant has access to a safe, supportive, and truly dream-like home.
