Located in Baulkham Hills, this small lot housing project was designed to deliver three well resolved homes on a single site, balancing density with quality living outcomes. The design focuses on maximising space, natural light and functionality, while maintaining a refined and cohesive streetscape.

The homes adopt a contemporary Mediterranean influence, with arched elements and a light material palette creating a calm and timeless facade. Subtle variations in form and detailing give each dwelling its own identity while maintaining a consistent overall look.

A carefully considered multi level layout responds to the sloping nature of the site, allowing each home to have clear and functional living zones without compromising on openness or flow. Open plan kitchen, living and dining areas form the core of each dwelling, designed to connect seamlessly with outdoor spaces for everyday living and entertaining.

Natural light is a key feature throughout, with skylights, large openings and high ceilings enhancing the sense of space across all levels. Internal landscaping and soft detailing further contribute to a balanced and comfortable environment.

The project demonstrates Baiss Design’s thoughtful approach to small lot housing, delivering three contemporary homes that feel spacious, cohesive and well suited to modern living while making efficient use of the site.
